Tips For Preparing Your Home For Sale

·      Tidy up the grounds, porches and garage. Keep the lawn trimmed and edged. Make sure that your yard is clean. First impressions count!

• Your front door adds to that first impression - be sure it is scrubbed or repainted if necessary.
• Wash windows and clean/dust window coverings.
• If any decorating or painting is needed (especially in the kitchen), do it now!  Twenty dollars worth of paint will make a much larger difference in the sales price.

• Bathrooms help sell homes. Make this room sparkle.
• Illumination is like a welcome sign. Replace bulbs and turn on the lights.
• Wash dishes, make beds, put away clothes and straighten up.
• Keep pets out of the way during showings – many people are allergic.
• Leave the showing to the salesperson. The salesperson knows the buyer’s requirements and can best emphasize the features of your home. If possible, leave the house during a showing.
• Don’t discuss anything about the sale with a potential customer. Let your agent discuss price, terms, possession and other items concerning the sale. Your agent is qualified to bring negotiations to a favorable conclusion.
• Never apologize for appearance, it either distracts or accentuates the problem.
• Pack away valuables, store extra furniture, knick-knacks, guns and medicines.

What everyone should know about

 MOLD, PET ODORS, SMOKE and BACTERIA!

 

   The odor of mold indicates there are thousands of live mold spores floating in the air. 
These spores may be breathed in and cause illness, or aggravate pre-existing respiratory conditions. Untreated mold can make you permanently ill, and devalue your home.

Ozone helps purify areas that are infected with mold and other offensive bacteria by helping to kill the offending organisms.  High Ozone Shock treatments can kill mold spores and sanitize infected areas and are very effective for removing stubborn odors like smoke, mold, and animal odors. This is completely different from the use of ozone for low level air purifying. 
Air Purifying is usually done with the ozone level set very low when people are present.

High Ozone Shock Treatments are only to be done in rooms when no people, animals, or plants are present.  This is because a high toxic level of ozone is needed to kill the germs, mold, and viruses present in the room. 

   Sterilizing areas of mold & bacteria can ONLY be accomplished with levels of ozone Far above that which we could normally stand to breathe. This statement is not simply conjecture on our part, it is scientific fact. This can be proven by ozone / bacterial / mold killing studies where several prominent universities and labs have proven this fact beyond a reasonable doubt.

Covering up a mold smell with an ionizer is NOT the same as actually killing a great deal of the mold present in a room. Burn all the incense and candles you want but you won’t kill the odors, only mask them.

   Ozone is the strongest available sterilizer known to man, yet it is safe because it is made up completely of simple Oxygen, and completely reverts back to Oxygen in a relatively short time and safe because they are only to be performed when rooms have been evacuated of any living beings.

   That's one of the best features of ozone. It can be very toxic at high levels, which you must by definition of the word have to kill something, and yet have the ability to revert completely back to a non toxic state very quickly. Because of these amazing qualities ozone may be the safest, yet most powerful bactericides available. Fungicides are great and do kill mold, yet they remain leaving toxic substances around your home. While their strength diminishes it takes a very long time for them to completely vanish. Aged fungicides don't have enough toxicity left to kill any remaining mold, and they can't prevent it from coming back. In other words you will still have toxic chemicals in your home, and they are doing little or nothing to prevent the mold from returning, yet these toxic substances could still be entering your body. When you use a fungicide it's not as strong as when using the proper amount of ozone to kill the bacteria, yet it is more toxic to us because it remains long after it is used.

   There are companies that can perform this treatment for you. The cost is approximately $400 for an average home of about 1,300 sq ft.
